Making Your Listing Shine: Preparing Your Property for Photography

If you're looking to sell your property, the quality of the photos taken makes a huge difference to how quickly you can sell your property. Homebuyers determine whether or not they would like to even take a look at a property by the photos posted online. Some will put an offer on the property before even looking at it in person if the photos are impressive enough.  
 

So, how do you ensure your home is photo-ready to impress potential homebuyers? We have a few tricks up our sleeve that we're ready to share!  

How to Prepare the Interior for a Photoshoot 
 

First, make sure that all of the rooms are tidy and clutter-free. Stage your furniture with any decor, decorative pillows, and throw blankets. You want the buyer to be able to imagine themselves living in your home.  
 

Here's an interior clean-up checklist:  

  • Clean off countertops and hide away dirty dishes 

  • Put laundry and laundry baskets away 

  • Make all beds look nice and neat (no wrinkles!) 

  • Hide any visible garbage cans or laundry baskets 

  • Ensure there is no clutter or moving boxes visible 

  • Clean mirrors, tubs, showers, and toilets 

  • Hide electronics and cords 

 

These tasks are the bare minimum to have done before your shoot. However, we suggest going above and beyond indoors and outdoors.  
 

How to Prepare the Exterior for a Photoshoot 
 

You likely may have not even thought about your exterior, but it is the first impression and introduction to what is inside the home. So, it is very important to get the exterior "dressed to impress." 

 

Outdoor Checklist: 
 

  • Mow the lawn, rake leaves, pull weeds, sweep up walkways and patios 

  • Remove any dead plants or replace them if you can afford to 

  • Straighten up water hoses and gardening tools 

  • Clean up and straighten outdoor furniture 

  • Power wash siding, patios, outdoor rugs, windows, etc. 

  • Park cars away from the home and driveway

During the Photoshoot 
 

Your photoshoot should be done while there is still daylight with the windows open allowing all the natural light to flow in. Ensure all lights are off as artificial lighting tends to skew the colors of the photos. Open your blinds to where you can see the exterior of the home and allow light in.  

 

Unless your realtor requests it, photos will not be taken of storage spaces with your personal belongings inside so feel free to store away any last-minute items the day of your shoot.
